When To Replace Your Roof

Your roof is one of, if not, the most important part of your home. Knowing how to identify issues and potential threats to it’s integrity is important. We want to help you identify some of these issues that when it comes time for a new roof, you will know. In some cases you may only need a minor repair. The difference in time and cost can mean huge savings for you. So how do you know when to replace your roof?

1. It’s Old

Did you know, most insurance companies will drop coverage on your roof once it hits a certain age? Most Oklahoma roofs are only expected to last 20-25 years. If your roof is reaching this point, you should call a roofing contractor and get an estimate for replacement. Some roofs can last longer than this depending n materials used, but with Oklahoma weather, it is not common.

2. Shingle Damage

Just because you have cracked and broken shingles doesn’t mean you need to replace your roof. However, it could mean that there is more damage than just shingles. If you catch it soon enough, you may be able to replace the shingles. However, a prolonged bare spot on your roof can lead to damage in the decking, cause leaks, and further damage inside your home. If you are noticing broken shingles, call Roof Co. to come and give you an estimate on the damage.

3. Flashing

Again, just because your flashing is damaged, doesn’t mean you need a new roof. However technology has come farther than where it used to be. Older flashing was made of cement and tar. New flashing is made of metal. This provides greater protection to your roof. If you have older tar flashing, you should look into roof replacement including new flashing.

4. Moss Growth

While this may not seem like a big deal, moss and algae hold moisture. This turns into added wait and sustained wet spots on your roof, leading to leaks. If you are noticing this on your roof, it is time to call a roofer.

5. Rots and Sagging

This is by far the biggest sign that you absolutely need a new roof, and you need it now. The structural integrity of your roof is compromised and you should not wait any longer to get this work done.
